What should I expect to pay for ~20sqft of house painting? It's a patch of decorative shingles along the roofline and I can't get an accurate local estimate.

A local painting company couldn't give me an accurate estimate for this small area since their minimum is $1000. This seems pretty steep for something that wouldn't take more than a half gallon of paint. I'd do it myself, but it's really high off the ground and I'm not looking forward to falling 40 feet off a ladder. What would be a fair price if I hired an independent contractor instead of going with the painting company? The cost of living where I live is on par with the national average.

    I am a Real Estate Broker in South Carolina. When I need a small job done at a property, I do not hire a contractor instead I use a professional in the field (painter-electrician- plumber…). This way I am not paying a middleman. For a paint job my painter charges $40.00 per hour + cost of materials. His minimum charge for a job is $150.00.

    Keep I mind that exterior painting is best to do when temperatures are above 50 degrees Fahrenheit, but not when it gets too hot. Very hot days can cause the paint to dry too quickly and impair good paint film formation.
